PAYMENT OF TAXES AND FEES.

We will request the Public Entities to send the payment books to SERGIO CASTRO IMÓVEIS and we will make the payments at the appropriate times.

RENDERING OF SERVICES TO RENT REAL ESTATE PROPERTIES.

- The Owner of the property shall grant a POWER OF ATTORNEY with specific powers to carry out the administration mandate.
- The Owner shall sign an AUTHORIZATION containing the GENERAL CONDITIONS FOR RENDERING OF SERVICES TO RENT REAL ESTATE PROPERTIES.
- The owner shall present the property deed, duly in order, and copies of the last payments made of taxes, fees and condominium expenses, if any.

PUBLICATION OF ADS.

Ads will be elaborated by the Rental Department and paid for by the property owner, who will enjoy the advantage of special prices and bonuses granted to SERGIO CASTRO, due to its affiliation with CRECI and ABADI, as well as the enormous volume of ads published in the largest and leading newspapers in the city of Rio de Janeiro. Our company also advertises all its properties over the Internet and over the planetaimovel.com site without any cost to its clients.

SELECTION OF RENTAL CANDIDATES AND THEIR CO-SIGNERS

Due to the increasing difficulty for tenants to find solid co-signers, our company can, with the owner’s consent, accept the pledge of a capitalization bond worth approximately ten rents as a guarantee, a very guaranteed procedure that is becoming more and more common in the Rio de Janeiro real estate market.

ELABORATION OF RENTAL CONTRACTS.

They are elaborated with the collaboration of our Legal Department, rigorously within the Tenant Law in effect.

REIMBURSEMENT FOR RENTS RECEIVED.

The owners can receive payments at company HEAD OFFICES, if they advise beforehand, or if they prefer, they can send instructions for payment in any bank current account or savings account in their name or whoever they indicate, all around the world, and after being posted. These monies should be released between the 10th and the 15th.

ISSUANCE OF RECEIPTS FOR RENTS AND CHARGES.

Receipts will be issued monthly for rent and charges that are the tenant’s responsibility, payable at a bank.

CURRENT ACCOUNT AT THE REAL ESTATE COMPANY.

A current account will be opened at the Company in the name of the owner to enter all credits and debits related to the property.

CURRENT ACCOUNT STATEMENT.

A CURRENT ACCOUNT STATEMENT will be mailed monthly to the owner containing all credits and debits entered monthly with the original copy of the rent and charge receipts received for each property, and with the authentication or stamp showing receipt date.

PAYMENT FOR PUBLISHED ADS.

All expenses from the publication of ads will be debited from the CURRENT ACCOUNT in the owner’s name and will be reimbursed with receipt of the first rent. Should the owner prefer, a deposit may be made in the current account for reimbursement of said expenses.

PAYMENT OF CONDOMINIUM SHARES.
We will request in writing from the Condominium Manager or Administrator to send all payment slips for ordinary or extraordinary condominium shares to the Company and we will make the payments on the dates of their respective expiration, observing the discounts offered for early payments.

Note: Before paying any extra shares, we will analyze the ASSEMBLY MINUTES that authorized them.

All memos calling property owners to meetings will be forwarded by the company to the owner.

CARNÊ LEÃO (Monthly Income Tax Payment Book).

If we are requested by the owner, we will provide the CARNÊ LEÃO calculation and withholding receipt. For this service, we charge a 5% (five percent) fee over the withheld amount.

INCOME TAX RETURN INFORMATION.

Besides the monthly sending of all proofs of receipt and amounts paid as administration fees, every year, after closing the books on December 31st. of each year, we will send the owner a simplified annual report with all receipts and payments of administration fees, as well as income tax withholdings by tenants, if any, property by property, to facilitate making out the DECLARATION OF RENTAL EARNINGS. (This service is offered exclusively by SERGIO CASTRO.)

FEE FOR HIRED SERVICES.

We work in rigorous agreement with the TABLE OF FEES elaborated by ABADI (BRAZILIAN ASSOCIATION OF REAL ESTATE ADMINISTRATORS) and we charge a 7% (seven percent) monthly fee over the total received, at the moment of receipt, and where more favorable rates may be negotiated for clients who have several properties or that are nonprofit organizations.

LEGAL DEPARTMENT.

We have a TEAM OF ATTORNEYS specialized in REAL ESTATE LAW who can provide permanent assistance to property owners, rendering services with special fees for our clientele. The owner will not be charged LAWYER FEES in the case of EVICTION DUE TO LACK OF PAYMENT by tenants selected and accepted by the Company. Should there be a need for COURT ACTION with any type of LAWSUIT, our Legal Department will take all necessary measures, always with the owner's consent.

SAFEKEEPING OF DOCUMENTS AND PROOFS OF PAYMENT.

All real estate documents, as well as proofs of all payments made, will be filed in the owner's name and will always be at the owner's disposal for conferral or removal, if so desired.
