Documentation to sell real estate: Individual Taxpayer.

Title (Deed, Auction Letter, Formal Inventory, etc.) duly registered in the competent Real Estate Property Registry.

2 - Updated certificate issued by the Real Estate Property Registry (REAL LIEN) within the 30-day validity period. This certificate is indispensable for any real estate transaction. Through it, we can know if the property is cleared for transactions.
3 - Certificates from the 1st, 2nd, 3rd, 4th and 9th Distributors.
4 - Certificate from the 7th Protest Distributor.
5 - Certificates from the 1st and 2nd Offices for Interdictions and Custodies.
6 - Certificate of Deeds from the Federal Courts.
7 - Real Estate Tax Clearance Certificate.
8 - Emphyteuta Certificate.
9 - Joint Certificate of Good Standing with the Internal Revenue Service.
10 - Proofs of payment of fire, water and sewer and rental fees (if any).
11 - Declaration by Manager or Administrator affirming the property is paid up with regard to condominium shares (if there is any such share).
12 - DAP Certificate – this certificate reveals if the property is in the METRÔ (Subway) zone of influence, and if it is part of an alignment plan (PA) to change or back up street addresses. (The DAP is only withheld in cities with METRÔ.).

Besides the abovementioned documents for INDIVIDUAL TAXPAYERS, the following documents shall also be presented:

LIMITED LIABILITY COMPANY

1 - Articles of Incorporation.
2 - Last Amendment to the Articles of Incorporation or New Consolidated Contract (Registered at the Board of Trade).
3 - CNPJ/MF Card.
4 - State or Municipal Registration Card.
5 - Identification and Certificate of Good Standing of Responsible Partners.
6 - Social Security Clearance Certificate (CND).
7 - Federal Tax Clearance Certificate (Income Tax).
8 - Certificate of Deeds from the Labor Courts.
9 - Certificate of Deeds from the Federal Courts.

SOCIEDADE ANÔNIMA

1 - Corporate Statutes.
2 - Minutes of Assembly that elected the last Board.
3 - Publication in the Official Gazette.
4 - Minutes of Assembly that permitted the sale.
5 - Publication in the Official Gazette.
6 - Identification and Certificates of Good Standing for responsible director.
7 - Social Security Clearance Certificate (CND).
8 - Federal Tax Clearance Certificate (Income Tax).
9 - Certificate of Deeds from the Labor Courts.
10 - Certificate of Deeds from the Federal Courts.
